REIPro vs PropStream: CRM Control or Property Intelligence
One teaches you the deal and tracks it, the other gives you more data and more ways to dial.

Key Takeaways
- REIPro suits newer investors: it walks each property through a 10-step workflow and starts at $109/mo ($89/mo billed yearly) for 3 users.
- PropStream suits investors who already have a process: it starts at $99/mo ($81/mo billed yearly), lists 20 lead lists and 165+ filters, allows 25,000 saves and exports per month on Essentials and adds built-in calling through Connect.
- Goliath costs more than either, from $1,499/mo (Ramp), but includes 5,000 skip traces, 5 seats, texting, a dialer and the David AI voice agent in one subscription.
- At 5,000 skip traces a month, PropStream Pro at $199 is the cheapest of the three, REIPro Standard costs at least $752.50 and Goliath Ramp costs $1,499.
- REIPro's pricing page does not name probate or tax delinquency as lead sources, while PropStream lists Tax Delinquency and Pre-Probate.
The short answer on REIPro vs PropStream: pick REIPro if you are newer and want a system that walks each property through 10 steps. Pick PropStream if you already know your process and want more list types, more exports and built-in calling. REIPro guides the deal, and PropStream goes deeper on data.
If what you need is signals, skip tracing, texting and voice follow-up in one place at team volume, Goliath is a different kind of option, at a much higher price.

How do REIPro, PropStream and Goliath compare at a glance?
Goliath sits first on three neutral criteria it combines in one subscription: signal coverage, outreach built in and a published skip trace accuracy figure. It does not win on price.
Criteria | Goliath | REIPro | PropStream |
|---|---|---|---|
Entry price | $1,499/mo (Ramp) | $109/mo, or $89/mo billed yearly (Standard) | $99/mo, or $81/mo billed yearly (Essentials) |
Higher plans | $2,999 and $7,499/mo | $297/mo, or $247/mo billed yearly (Team) | $199 and $699/mo |
Users on entry plan | 5 seats | 3 users | 1 account holder, others $30/mo each |
Skip traces included | 5,000/mo | 50 credits | None on Essentials without the $30/mo Connect add-on |
Exports at entry | Not a listed plan limit | 10,000/mo | 25,000 saves and exports/mo |
Built-in calling | Dialer and AI voice agent | None listed | Click-to-Dial, Dialer Campaigns |
Built-in texting | Yes | None listed | Not listed on its Connect page |
Free trial | None | 14 days | 7 days with 50 free leads |

What does REIPro do well?
REIPro is investor software that combines lead lists, a contact CRM, direct mail and deal tracking for people doing their first deals. REIPro is built around a 10-step workflow. Each property gets its own tracker showing what you finished and what comes next, so a list of 30 deals filters down to "need to inspect" or "under contract" in a click.
That matters more than it sounds. A forgotten follow-up can cost you a deal just as surely as a bad phone number, and a checklist on the screen is a cheap fix for it.
The rest of the REIPro plan fits the same beginner-friendly logic:
- A buyer and contact CRM with unlimited stored contacts
- 12 nationwide lead sources, including pre-foreclosures, absentee owners, free and clear, and trusts
- MLS comps in all 50 states, a rehab calculator and deal analysis
- Phone scripts, basic contracts and a buyer ad writer
- Direct mail with 100+ designs and drip campaigns
- An education library and ongoing webinars
REIPro says its leads update daily and its database holds 156+ million property records. REIPro support runs by email, phone or chat, Monday through Friday.
One thing to note: the lead sources on REIPro's pricing page do not name probate or tax delinquency. If either sits in your buy box, ask before you commit.
What does PropStream do well?
PropStream is the wider data tool. Its home page lists 160+ million property records, 41+ million pre-foreclosures, 70+ million MLS records and 150+ million involuntary liens, searched through 165+ filters and 20 lead lists.
Those lists include Tax Delinquency and Pre-Probate, the second flagging properties where an owner on title has been marked as deceased. For a probate or tax buy box, that is a real edge over a shorter list menu.
PropStream's outreach has also grown. PropStream Connect, included on Pro and Elite, bundles skip tracing, Click-to-Dial, Dialer Campaigns, Lead Automator and discounted direct mail. Lead Automator tracks saved properties by your rules and alerts you when something matches.
PropStream also has a mobile app on iOS and Android with driving for dollars, plus PropStream Academy for training. What Connect does not list is texting. Dialer Campaigns keep notes, status and tags on the property, and PropStream's own walkthrough mentions downloading campaign leads to import into your CRM, so plan on a separate CRM if you want one with more depth. Our guide to whether PropStream has a CRM covers what it does and doesn't track.
Which is better for CRM work, REIPro or PropStream?
REIPro is the better fit for CRM work of the two: it stores unlimited contacts, keeps buyers in the same system and tracks each property through its 10 steps. PropStream keeps notes, status and tags on the property inside Dialer Campaigns, which suits calling lists more than long relationships. Neither lists built-in texting on the pages we checked.
How much do REIPro and PropStream cost?
REIPro starts at $109 a month, or $89 billed yearly, and its Team plan is $297, or $247 billed yearly. PropStream starts at $99 a month, or $81 billed yearly, with Pro at $199 and Elite at $699. PropStream's cost grows with add-ons on Essentials: each extra team member is $30 a month, and skip tracing is 12 cents a contact. Our PropStream pricing guide breaks down every plan and whether it is worth it.
Where does Goliath fit?
Goliath is data and software, not a lead seller. Goliath lists are built from property signals such as pre-foreclosure filings, probate, tax delinquency, equity and tenure, absentee ownership, and expired or withdrawn listings, and each record keeps the source behind it.
Goliath refresh timing varies by source and market. Published skip trace figures are a 99% match rate and 85% accuracy, with no charge for misses. Match rates look about the same across tools, so accuracy is the number to ask each vendor for. We did not find one on REIPro's or PropStream's pages.
CRM, dialer and texting come built in, and David, the AI voice agent, handles calls and configured follow-up before passing the conversation to your team with the seller's history attached. Goliath pricing is plainly premium, and there is no trial or cheaper solo plan today. A side-by-side lives on the Goliath vs PropStream page.
How much does skip tracing cost at 5,000 traces a month?
Sticker price hides the real gap, so run your own volume. At 5,000 traces a month:
Plan | Base | Traces included | Extra cost | Monthly total |
|---|---|---|---|---|
Goliath Ramp | $1,499 | 5,000 | $0 | $1,499 |
REIPro Standard | $109 | 50 | 4,950 at "as low as" $0.13 | At least $752.50 |
PropStream Pro | $199 | Equal to plan saves (50,000) | $0 | $199 |
PropStream says included monthly traces equal your plan's account saves, so 5,000 traces fit comfortably inside Pro. On raw trace cost PropStream is the clear winner here. REIPro gets expensive fast if you trace in bulk, and it stays cheap if you mostly mail. Goliath's number buys the texting, AI voice follow-up and five seats that the other two plans do not list.
For more on when paying for traces is worth it, see free vs paid skip tracing.
Which is better for comps and deal analysis?
Both tools cover comps, in different ways. REIPro lists MLS comps in all 50 states alongside a rehab calculator and deal analysis, which fits its step-by-step approach. PropStream builds home values from public records and MLS data, and its 165+ filters help you find the deal in the first place. Check either number by hand before you make an offer, using our guide to calculating ARV.
How should you choose between Goliath, REIPro and PropStream?
Choose Goliath if a team works several signals at once and you want the data, phone, texts and handoff under one login at premium pricing.
Choose REIPro if you are doing your first few deals, want a guide on the screen, and plan to lean on direct mail. Three users on the entry plan is generous for a small partnership, and the 14-day trial gives you room to work a real property through all 10 steps before you pay.
Choose PropStream if you trace in volume, want probate and tax lists in a click, and are happy keeping full CRM work elsewhere. Solo operators on Essentials should add the $30 Connect bundle before comparing costs.

Do calling and texting rules apply when you use these tools?
Whichever tool you use, the rules follow you. Whether an offer to buy a house counts as telemarketing is a question for your lawyer, so treat your calls and texts as covered in the meantime. The FTC's Telemarketing Sales Rule guide is a sensible place to start on the Do Not Call Registry. This is not legal advice.
