Skip Tracing for Real Estate: Free vs. Paid Tools + When Each Works Best

A motivated seller is often just a few data points away—but finding them means knowing where to look. Real estate agents and investors spend thousands on marketing to reach a handful of qualified prospects, when skip tracing tools can surface off-market opportunities faster and at a fraction of the cost. The challenge isn't whether to use skip tracing; it's choosing between free tools that require manual work and paid platforms that automate the entire process.

Skip tracing has become essential in competitive markets where time-to-contact directly impacts deal flow. Agents and investors who identify motivated sellers quickly—whether facing financial hardship, inherited properties, or life changes—gain a significant edge in closing transactions before competitors do. The right tool can mean the difference between a manual prospecting process that takes weeks and an automated system that surfaces qualified leads within days.[2]

This article breaks down the free and paid skip tracing options available to real estate professionals, explains what each tool does best, and shows you how to pick the right approach for your business model. You'll learn when free tools make sense, when paid platforms deliver better ROI, and how to integrate skip tracing into your prospecting workflow to close more deals without scaling your marketing budget. Skip tracing finds contact info, but most agents waste days chasing leads who've already decided to list or aren't motivated enough to sell — Goliath Data monitors real-time life events like foreclosures and job changes to surface only the homeowners most likely to transact before they hit the market.

TL;DR

• Free skip tracing tools pull public records and basic contact data; paid platforms add real-time verification, bulk processing, and higher accuracy for serious prospecting.
• Free tools work best for small batches and learning the process; paid solutions scale for agents and investors running high-volume campaigns to find motivated sellers.
• Most agents miss that free tools often return outdated or incomplete contact info—paid services cost more upfront but save time chasing dead leads and boost conversion rates.

1. Goliath Data: Real-Time Skip Tracing and Motivated Seller Intelligence for Real Estate Professionals

Goliath Data is a skip-tracing and prospecting platform built specifically for real estate agents and investors who need to identify and contact motivated sellers at scale. Unlike generic people-search tools, Goliath Data combines property records, public data, and behavioral signals to surface high-probability leads—homeowners facing foreclosure, tax liens, or other distress signals—so you can reach them before competitors do.

Here's the gap most skip-tracing tools miss: they treat all leads equally. Goliath Data prioritizes motivation. The platform flags properties with tax liens, code violations, and other markers that correlate with seller urgency, then pairs that intelligence with verified contact information. This means less cold-calling noise and more conversations with people actually ready to move.

Core capabilities include real-time property record access, multi-channel contact data (phone, email, social), automated list building by distress criteria, and integration with CRM and follow-up tools. You can filter by property type, equity, lien status, and timeline, then export leads directly into your workflow. The platform also supports bulk skip-tracing and reverse searches, so you can validate seller information or find the owner behind a property address in seconds.

Goliath Data operates on a custom enterprise pricing model. Costs vary based on monthly lead volume, data queries, and feature access, so you'll need to contact their sales team for a personalized quote. This approach ensures you're not paying for unused capacity and that pricing aligns with your prospecting volume and deal flow.

2. Skip Genie

Skip Genie is a skip-tracing platform designed for real estate professionals who need to locate and contact property owners quickly. Built for agents and investors who want to move beyond public records alone, it combines data aggregation with search tools to help you identify motivated sellers and build targeted prospect lists without manual research.

Here's the gap most skip-tracing tools miss: they return raw data without context. Skip Genie focuses on actionable owner contact information paired with property intelligence, so you're not just finding a phone number—you're finding the right person to call about a specific property. This saves time on verification and follow-up.

The platform delivers phone numbers, email addresses, and mailing addresses for property owners, along with property details and ownership history. You can search by address, owner name, or property characteristics, then export results for bulk outreach or CRM integration. Batch processing and API access support high-volume prospecting workflows.

Skip Genie operates on an enterprise pricing model with custom quotes based on usage volume and feature set. Contact their sales team for a tailored plan that fits your prospecting scale and budget.

3. REsimpli

REsimpli is a real estate operating system designed to help agents and investors streamline prospecting, lead management, and deal analysis. The platform combines skip tracing, property data, and CRM functionality into a single workspace, targeting wholesalers, fix-and-flip investors, and agents who need to identify motivated sellers and automate follow-up workflows without juggling multiple tools.

Here's the gap most tools miss: REsimpli integrates skip tracing directly into its property research workflow. Rather than pulling contact data separately, agents can trace leads while viewing property details, tax records, and ownership history in one view. This eliminates context-switching and speeds up the prospecting-to-outreach cycle for teams managing large pipelines.

The platform offers skip tracing with phone and email append, bulk list building from property criteria, automated ringless voicemail and SMS campaigns, and a built-in CRM for tracking conversations and deal status. Users can also pull tax records, ownership history, and estimated property values to qualify leads before reaching out, reducing wasted calls on unmotivated prospects.

REsimpli uses a custom pricing model based on team size, feature tier, and monthly usage volume. Interested users should request a demo or quote directly from the company to understand costs aligned with their prospecting volume and deal flow.

4. PropStream

PropStream is a real estate data and skip-tracing platform designed for agents and investors who need to identify property owners, find motivated sellers, and build targeted prospecting lists. It pulls property records, ownership details, and contact information into a single dashboard, eliminating the need to juggle multiple databases or manual research.

Here's the gap most skip-tracing tools miss: PropStream integrates property data with behavioral signals—like absentee ownership, code violations, and tax delinquency—so you're not just finding a name, you're finding a *reason* to reach out. This filters noise and focuses your outreach on sellers most likely to respond.

The platform delivers bulk list building with filters for property type, equity, ownership structure, and distress indicators. You can export leads directly to your CRM, set up automated follow-up sequences, and track which campaigns drive the most deals. The interface supports both quick searches and large-scale batch prospecting.

PropStream operates on enterprise pricing with custom quotes based on list size, data volume, and integration needs. Contact their sales team for a personalized proposal; pricing scales with your prospecting volume and feature set.

The platform lets you build custom lists by filtering properties using criteria like ownership type, property condition, and equity position. You can export contacts in bulk, integrate with CRM systems, and automate follow-up campaigns. BatchLeads operates on an enterprise pricing model with custom quotes based on list size, data depth, and integration needs. Contact their sales team for a tailored proposal aligned with your prospecting volume and budget.

Frequently Asked Questions

What's the difference between skip tracing and traditional lead generation?

Skip tracing locates current contact information for property owners using public records, tax data, and proprietary databases — often finding people who haven't been reached through standard marketing. Traditional lead generation casts a wider net through ads and outreach, but skip tracing targets specific individuals already identified as motivated sellers, such as those facing foreclosure or tax delinquencies. This precision means fewer wasted outreach attempts and faster deal flow for agents and investors.[1]

Should I start with free skip tracing tools or invest in paid software?

Free tools work well for testing the process and handling small batches of leads, but they typically return incomplete data and require manual verification. Paid platforms automate bulk searches, deliver verified contact details, and integrate with CRM systems for follow-up at scale. If you're closing multiple deals monthly and want to automate prospecting, a paid solution pays for itself quickly; if you're just starting or handling occasional leads, free tools let you learn without commitment.

How do I know if a seller is truly motivated?

Motivated sellers often show life-event signals: property tax delinquencies, foreclosure notices, recent job changes, or family transitions. These indicators appear in public records and property databases, signaling financial stress or life circumstances that may prompt a sale. Skip tracing tools that monitor these signals in real time help you identify and contact prospects before they list, giving you a competitive edge in deal sourcing.[2]

Where can I get skip tracing data with actual contact information?

Goliath Data monitors real-time life-event signals — foreclosure notices, tax delinquencies, job changes, family changes — to surface homeowners most likely to sell before they hit the market. Its AI assistant David handles inbound calls, outbound follow-ups, texts, emails, and appointment scheduling automatically, so agents never miss a lead. The platform also includes a full CRM and pipeline management, allowing you to act on skip tracing data at scale without manual outreach delays.
