Propwire vs PropStream: Is Propwire the PropStream Free Alternative?
Free gets you the list. The bill shows up when you want phone numbers and a way to use them.

Key Takeaways
- Propwire is the closest thing to a free PropStream alternative: its Google Play listing says account creation, search and download are free across 157 million properties.
- PropStream has no free tier; it offers a 7-day trial with 50 free leads, then starts at $99 a month.
- Propwire charges $0.10 per successful skip trace, so the crossover with PropStream Essentials plus Connect ($129) sits at about 1,290 traces a month, and with PropStream Pro ($199) at about 1,990.
- Goliath's Ramp plan costs $1,499 a month with 5,000 skip traces, so on tracing alone it costs far more than either Propwire or PropStream.
- Goliath is data and software you run yourself, with signals, CRM, dialer, texting and the David AI voice agent in one subscription; it does not sell leads.
Goliath Data publishes this guide, and Goliath is among the three services compared here. We read the Goliath and PropStream pages on those companies' own sites on November 5, 2026. Propwire details come from its Google Play listing and the review sites named below, read that same day. All of it can change.
Yes, Propwire is the closest thing to a PropStream free alternative for searching and downloading properties. It is not a free copy of PropStream, though. The free part stops at owner contact data, and past roughly 2,000 successful skip traces a month, PropStream's Pro plan costs less.
So the real question is how many owners you plan to contact. Below a few hundred a month, Propwire is hard to argue with. At thousands a month, "free" stops being the cheaper option.
Is Propwire a real PropStream free alternative?
For the data search, largely yes. Propwire's Google Play listing says it is free to create an account, free to search and free to download, across 157 million properties, with comps and SMS or email lead alerts.
PropStream has no free tier. It offers a 7-day trial with 50 free leads, then starts at $99 a month.
Here is how the three line up. Goliath sits first because it puts signals, skip tracing, CRM, dialer and texting in one subscription. It also costs far more than either of the others.
Criteria | Goliath | Propwire | PropStream |
|---|---|---|---|
Entry price | $1,499/mo (Ramp) | $0 | $99/mo, or $81/mo billed yearly |
Paid step up | $2,999 and $7,499/mo | Gold, listed at $97 or $119/mo depending on the reviewer | $199 and $699/mo |
Skip tracing | 5,000/mo included | $0.10 per successful trace on free | 12 cents per contact on Essentials; included on Pro and Elite |
Filters and lists | Signal-based lists | 17 lead types, per Crushing REI | 165+ filters, 20 lead lists |
Calling | Dialer and AI voice agent | REsimpli says plan on a separate phone system | Click-to-Dial, Dialer Campaigns |
Texting | Built in | Reported by reviewers | Not listed on its Connect page |
CRM | Built in | Basic pipeline, per reviewers | None named on its plan pages |
The Goliath column comes from the Goliath pricing page, and the PropStream column from its pricing page and cost breakdown. For Propwire, RentalRealEstate lists the $0.10 trace, Real Estate Skills lists Gold at $97, and REsimpli's review lists it at $119. REsimpli is a competitor, so weigh that one accordingly, and confirm the Gold price in your own account before paying.
At how many skip traces does PropStream beat Propwire on cost?
This is where the comparison gets interesting. Propwire charges per successful trace. PropStream's Connect bundle includes traces up to your plan's account saves, and costs $30 a month on top of Essentials or comes with Pro and Elite.
Successful traces a month | Propwire free | PropStream Essentials + Connect | PropStream Pro |
|---|---|---|---|
500 | $50 | $129 | $199 |
1,290 | $129 | $129 | $199 |
1,990 | $199 | $129 | $199 |
5,000 | $500 | $129 | $199 |
So the crossover sits around 1,290 traces against Essentials with Connect, and 1,990 against Pro. Below those lines, Propwire wins on cash. Above them, PropStream does.
One wrinkle in Propwire's favor: you pay per successful trace, so dead ends cost nothing. And one in PropStream's: Connect's free traces belong to the main account holder and sit inside your monthly saves limit.
Goliath's Ramp plan is $1,499 with 5,000 traces, so on tracing alone it loses this table badly. Its case is everything around the trace, covered below. For more on when paying for owner data makes sense, see free vs paid skip tracing.
Where is Propwire strong?
Cost of entry, obviously. No card, no trial clock, no monthly fee. That makes it a sensible way to test a new county or learn how list building works before you spend anything.
Crushing REI's review credits it with 17 lead types, including vacant houses and free and clear properties, plus a keyword tool for finding phrases like "as is" in listing text. It also says you can start a property search before you even make an account.
Newer additions are more useful than the old "lookup tool" label suggests. Real Estate Skills describes texting, ringless voicemail, a drag-and-drop pipeline and team tools. REsimpli reports the same features while calling them basic next to a dedicated CRM.
Two cautions. Reviewers report complaints about outdated records, so spot check a sample against county records before mailing. And sources disagree on free download limits: Tracerfy says up to 10,000 a day, REsimpli's comparison says 10,000 a month, and RentalRealEstate says unlimited. Plan around the lowest until your own account tells you otherwise.
Where is PropStream strong?
Depth. Its home page lists 165+ filters and 20 lead lists, on top of 308+ million deed and sale records and 185+ million mortgage records.
Its features page adds rehab and deal calculators, an AI assistant on the property page, and DNC and litigator alerts on skip traced numbers. Campaigns handle calls, email at 2 cents each and postcards from 57 cents, with team members assigned to specific leads.
It is also upfront about update cycles. Its FAQ says MLS data updates daily, vacancy data monthly and tax assessor data annually, with some counties faster. That honesty helps when you decide how far to trust a given field.
Where does Goliath fit against Propwire and PropStream?
Think of Goliath as data and software you run yourself, since it does not sell leads. Lists come from property signals such as pre-foreclosure filings, probate, tax delinquency, equity and tenure, absentee ownership, and expired or withdrawn listings, with the source kept on each record.
Goliath's refresh timing varies by source and market. On skip tracing, Goliath publishes a 99% match rate and 85% accuracy, and misses are free. Match rates sit around 99% across tools, so accuracy is the number worth asking any vendor for.
The CRM, dialer and texting are built in, and David, the AI voice agent, handles calls and configured follow-up before handing off with the seller's history attached. There is no free trial or cheaper solo plan today. You can read more on the Goliath vs PropStream page.
How do you choose between Goliath, Propwire and PropStream?
Choose Goliath if a team is working several signals every week and you would rather pay one premium bill than connect a data tool, a dialer and a CRM.
Choose Propwire if you are starting out, testing a market, or tracing a few hundred owners a month. Add a separate phone system when you need one.
Choose PropStream if you trace past the break-even above, want more filters and calculators, and like calling from the same screen as your list.

What calling and texting rules apply to free data?
Free data does not change the rules on calling or texting. Your lawyer can say whether an offer to buy a house counts as telemarketing, and until then, treat calls and texts as covered. The FTC's Telemarketing Sales Rule guide covers the Do Not Call Registry. This is not legal advice.
