A wholesaler opens her email on Monday morning and finds three probate leads—homeowners facing estate settlements, often motivated to sell quickly and below market value. She's never met these prospects before, yet the software has already flagged them based on public records and life-event signals that most competitors miss. This is the reality for real estate investors and agents using modern probate lead software: the ability to find motivated sellers faster and with far less guesswork than traditional door-knocking or cold-calling ever allowed.

Probate deals represent a significant opportunity in the real estate market. Heirs and executors managing estate sales often need liquidity quickly, have limited time to market properties, and may lack the expertise to negotiate complex transactions. For wholesalers and agents, these motivated sellers can mean faster closings, better margins, and more predictable deal flow. The challenge has always been finding them—until lead software began automating the discovery and outreach process, turning public records into actionable prospect lists.[2]

This article reviews the best probate lead software platforms for wholesalers in 2026, comparing tools on data accuracy, prospecting automation, follow-up workflows, and customer support. We'll examine how each platform sources leads, what life-event signals they track, pricing models, and which solutions work best for agents versus full-time investors. By the end, you'll know which platform fits your business model and budget—and how to use it to close more deals without scaling your marketing spend. Most probate leads vanish into the open market before wholesalers even know a property is in distress — Goliath Data monitors real-time life-event signals like tax delinquencies and foreclosure notices to surface motivated sellers before they list, so your pipeline stays ahead of competition.

1. What is Goliath Data, and why is it the best probate lead software for wholesalers?

Goliath Data is a purpose-built CRM and data platform designed for real estate wholesalers and agents who need to identify and contact motivated sellers at scale. Goliath Data combines contact management, calling, texting, and list-building tools into a single dashboard, eliminating the need to juggle multiple subscriptions. Built by investors for investors, it prioritizes speed and automation so you can focus on closing deals rather than administrative overhead.

Here's the thing: most CRM platforms treat real estate as an afterthought. Goliath Data inverts that—it starts with the data layer. AI-powered skiptracing automatically enriches your contact lists with phone numbers, emails, and mailing addresses, while niche-specific list building lets you pull probate, preforeclosure, and tax-delinquent properties directly from public records. This means you spend less time hunting for leads and more time converting them.

Goliath Data includes a full CRM with calling, texting, task management, deal tracking, and activity logging. Automated drip campaigns nurture leads hands-off, while an AI assistant called David handles routine follow-up. You can also integrate with ad platforms to amplify your reach, and access niche lists tailored to probate wholesaling without switching tools.

Goliath Data's plans are Ramp at $1,499/month, Growth at $2,999/month and Scale at $7,499/month. Each includes seats, skip traces (5,000, 10,000 or 25,000 a month), texting credits and workflow, automation and AI guardrail configurations, alongside seller signals such as probate, preforeclosure and tax delinquency and the AI employee David.

2. What is Skip Genie?

Skip Genie is a skip-tracing and lead-generation platform designed for real estate wholesalers, agents, and investors who need fast access to motivated sellers. The tool aggregates public records and proprietary data to surface contact information for property owners, probate heirs, and distressed homeowners—eliminating the manual research that typically consumes weeks of prospecting time.

Here's the gap most tools miss: Skip Genie combines skip-tracing with behavioral data signals. Rather than returning raw contact lists, it prioritizes leads based on property condition, ownership history, and life events that suggest motivation to sell. This filtering reduces cold outreach waste and focuses your follow-up on prospects most likely to engage.

The platform delivers batch lead exports with phone numbers, email addresses, and mailing addresses. Users can search by property address, owner name, or geographic area, then apply filters for probate status, tax delinquency, and vacancy indicators. Built-in CRM integration and automated email sequences allow wholesalers to nurture leads without manual touchpoints.

Skip Genie's first paid tier starts at $58/mo, making it accessible for solo investors and small teams scaling their prospecting pipeline. The monthly subscription model means no long-term commitment—you can adjust usage as deal flow changes.

3. What is REISkip?

REISkip is a skip-tracing and data-sourcing platform built for real estate wholesalers and investors who need fast, accurate contact information on property owners. The tool aggregates public records and proprietary databases to surface motivated sellers—heirs in probate situations, tax delinquents, and distressed owners—without requiring manual research or expensive direct mail campaigns.

Here's the gap most tools miss: REISkip focuses on raw data accuracy and affordability rather than bundled CRM features. Rather than forcing you into an all-in-one platform, it delivers clean skip-trace records at a per-record cost, letting wholesalers cherry-pick leads and integrate results into their existing workflows or dialing systems.

The platform pulls phone numbers, email addresses, and mailing addresses from public records and proprietary sources. You can filter by property type, ownership history, and distress indicators—including probate filings and tax liens—to narrow your outreach. Results integrate with most CRM and calling platforms, enabling rapid follow-up without re-entry.

REISkip charges $0.15 per record. This pay-as-you-go model suits wholesalers who want to test lists or run targeted campaigns without committing to monthly seat fees, making it cost-effective for agents scaling their probate and distressed-property pipelines.

4. What is PropStream?

PropStream is a real estate data and lead generation platform designed for wholesalers, agents, and investors who need fast access to property records and motivated-seller lists. It aggregates public records and property data to help you identify off-market opportunities and distressed properties without relying solely on traditional MLS channels.

Here's the thing: most wholesalers spend hours manually searching county records or paying for fragmented data sources. PropStream consolidates property ownership, tax history, and lien data into a single searchable interface, so you can filter and prioritize leads by criteria that matter—equity, ownership length, and financial distress signals—in minutes instead of days.

The platform lets you search properties by ownership type, build custom lists based on equity and tax delinquency, export leads with contact information, and set up automated alerts for new matches in your target areas. You can also skip-trace phone numbers and email addresses directly within the tool to accelerate outreach and follow-up.

PropStream starts at $99/mo for access to its core property search and lead-building features. This entry-level tier is built for solo wholesalers and agents who want to reduce manual prospecting time and automate lead discovery without a large upfront investment.

5. What is BatchLeads?

BatchLeads is a lead-sourcing and data platform designed for real estate investors and wholesalers who need to identify motivated sellers at scale. The platform aggregates public records and property data to surface opportunities in probate, tax liens, foreclosures, and other distressed categories—helping agents and investors build targeted prospect lists without manual research.

Here's the thing: most lead platforms force you to choose between breadth and speed. BatchLeads bridges that gap by combining automated list-building with built-in skip-tracing and contact information, so you move from prospect identification to outreach in a single workflow rather than juggling multiple tools.

The platform delivers batch list creation across probate, tax delinquent, and foreclosure properties; automated skip-tracing to append phone numbers and email addresses; bulk export capabilities for CRM integration; and filtering by property value, equity, and ownership tenure to narrow your target. You can also schedule recurring list pulls to catch new opportunities as they emerge.

BatchLeads starts at $119/mo, making it accessible for solo investors and small teams looking to automate lead sourcing without enterprise-level pricing. The entry tier includes core list-building and skip-tracing features, with upgrades available for higher monthly volumes and advanced filtering.

Frequently Asked Questions About Probate Lead Software

What makes probate leads more motivated to sell than typical homeowners?

Probate leads face time pressure and emotional complexity when settling an estate, making them more likely to accept offers below market value to resolve the property quickly. Executors and heirs often lack the resources or desire to manage rental properties or handle extensive repairs, creating urgency that traditional sellers don't experience. This motivation gap is why probate prospecting generates higher conversion rates than cold calling or general real estate lists.[1]

How do probate lead software tools actually find these properties?

Probate lead software monitors public court records, deed transfers, and legal filings to identify properties entering probate. The platforms then cross-reference that data with property tax records and owner contact information to build targeted lists. Real-time alerts notify wholesalers the moment a probate case is filed, allowing early outreach before competitors discover the opportunity.

Can I use probate leads without a real estate license?

Yes. Wholesalers and investors can legally contact probate leads and negotiate deals without a license, since you're not acting as an agent representing a buyer or seller. However, if you plan to list properties or represent parties in a transaction, you'll need appropriate licensing. Always verify your state's specific regulations, as some jurisdictions have nuanced rules around investor communications with estate representatives.[2]

Where can wholesalers get probate lead data with direct owner contact information?

Goliath Data monitors real-time life-event signals including probate filings to surface homeowners most likely to sell. The platform provides direct owner contact information, automated outreach through its AI assistant David for inbound calls and follow-ups, and full CRM and pipeline management tools—allowing wholesalers to prospect and close deals without manual list-building or constant follow-up overhead.
