Most real estate agents and investors spend weeks chasing leads that go nowhere. They knock on doors, send mailers, and call lists pulled from public records—only to discover the owner isn't ready to sell, already has an agent, or has no motivation to move. The result: wasted time, exhausted budgets, and deals that never close.

The challenge isn't finding properties—it's finding the right owners at the right moment. Life events like job relocations, property tax liens, inheritance situations, and financial hardship create windows of opportunity when sellers are genuinely motivated. Yet most prospecting tools rely on outdated public records or generic demographic data that miss these critical signals. Without visibility into what's actually happening in an owner's life, agents and investors waste resources on cold outreach that rarely converts.[2]

This article explores how AI-powered data platforms identify motivated sellers through life-event signals, automate outreach workflows, and help real estate professionals close more deals without scaling their marketing budgets. You'll learn what separates high-converting prospect lists from low-quality leads, and how to build a sustainable pipeline that focuses on owners who are actually ready to transact. Most motivated sellers never post listings — they slip away to competitors who spot the life event before the market does. Goliath Data surfaces pre-foreclosure, tax delinquency, probate and divorce filing signals to find ready sellers before they list, so agents capture deals competitors never see.

What is Goliath Data, and how does it find motivated sellers? (1. Goliath Data)

Goliath Data is a real estate prospecting platform built for agents and investors who need to identify motivated sellers and automate the entire follow-up workflow without hiring additional staff. The platform combines AI-powered list building, lead qualification, and multi-channel outreach in a single dashboard, eliminating the friction of juggling separate tools for data, calling, texting, and CRM tracking.

Here's the gap most tools miss: motivated sellers aren't found in a single data source. Goliath Data layers multiple signals—property tax delinquencies, probate records, preforeclosures, and divorce filings—to surface high-intent prospects. The AI assistant, David, then handles seller calls and asks qualification questions, so you spend time on conversations that close, not cold calls that don't.

The platform includes skip tracing (5,000, 10,000 or 25,000 skip traces by plan), AI employees that text and call, deal tracking, and activity logging. Agents and investors can build custom lists on demand, track every interaction, and schedule follow-ups without manual data entry or spreadsheet management.

Goliath Data costs $1,499 per month for Ramp (5 seats, 5,000 skip traces), $2,999 per month for Growth (10 seats, 10,000 skip traces) and $7,499 per month for Scale (20 seats, 25,000 skip traces). Goliath Data includes list building, skip tracing, workflows, and the David AI assistant.

2. Privy

Privy is a web-based platform designed to help real estate professionals capture and convert leads through targeted popups, email campaigns, and SMS messaging. Built for agents and investors who need to identify motivated sellers and nurture prospects at scale, Privy integrates with websites and landing pages to intercept visitor interest before competitors do.

Here's the gap most tools miss: Privy focuses on behavioral triggers rather than just demographic data. When a visitor exhibits intent—lingering on a property listing, abandoning a contact form, or returning multiple times—Privy can automatically display a contextual offer or message. This real-time responsiveness captures warm leads in the moment, rather than relying on batch email blasts to cold lists.

The platform delivers exit-intent popups that activate when a visitor is about to leave your site, email segmentation to send personalized follow-ups based on user behavior, SMS campaigns for time-sensitive offers, and A/B testing to optimize conversion rates. You can also set up automated workflows that trigger follow-ups based on specific actions, reducing manual prospecting effort.

Privy's first paid tier starts at $149/mo. This entry-level plan includes core popup and email features, making it accessible for solo agents or small teams starting to systematize their lead capture without a large upfront investment in marketing infrastructure.

3. REI BlackBook

REI BlackBook is a real estate prospecting platform designed for agents and investors who need to identify motivated sellers at scale. It aggregates public property records, tax data, and ownership signals to surface leads—including distressed properties, tax-lien candidates, and out-of-state owners—without requiring manual list building or expensive third-party broker feeds.

Here's the gap most tools miss: many prospecting platforms force you to filter by neighborhood or price range, then hope the results match your deal criteria. REI BlackBook inverts that workflow—it starts with motivation signals (tax delinquency, long holding periods, absentee ownership) and surfaces properties that fit your acquisition strategy, not just your geography. You find the sellers most likely to negotiate, not just the properties most likely to list.

The platform delivers property-level intelligence including ownership history, estimated equity, tax assessment trends, and lien records. Users can build targeted lists based on multiple motivation filters, export leads for direct mail or cold calling, and track follow-up activity within the tool. Integration with CRM systems allows seamless handoff to your existing workflow.

REI BlackBook starts at $97/mo, positioning it as an affordable entry point for solo agents and small teams testing motivated-seller prospecting before scaling to larger data subscriptions or wholesale operations.

4. PropStream

PropStream is a property data and lead-generation platform designed for real estate investors and agents seeking to identify motivated sellers at scale. The platform aggregates public records, tax assessments, and ownership data to surface properties and owners matching specific investment criteria, helping users bypass traditional listing channels and connect directly with sellers before properties hit the market.

Here's the gap most tools miss: many prospecting platforms focus on list-building alone, leaving agents and investors to manually qualify leads and execute follow-up. PropStream combines data discovery with built-in contact information and automated outreach workflows, so you can move from prospect identification to first contact without switching platforms or outsourcing the groundwork.

The platform delivers property-level filtering by condition, equity, ownership tenure, and tax delinquency status, plus direct owner phone numbers and mailing addresses. Users can build custom lists, run batch skip-trace operations to refresh contact data, and execute email and SMS campaigns directly from the interface. Saved searches trigger alerts when new properties match your criteria, reducing the need for manual daily monitoring.

PropStream's base plan starts at $99/mo, positioning it as an accessible entry point for individual agents and small investment teams. The pricing includes core data access and a set monthly allocation of contacts and outreach sends, with higher tiers adding more leads, automation capacity, and advanced filtering for teams scaling their prospecting operations.

5. BatchLeads

BatchLeads is a lead-generation and skip-tracing platform designed for real estate investors and wholesalers who need to identify and contact property owners at scale. Built for agents and investors operating in the acquisition side of the market, it combines public records data with contact-finding tools to help users build targeted lists of potential sellers without relying solely on traditional marketing channels.

Here's the gap most tools miss: BatchLeads pairs property data with automated skip-tracing to surface phone numbers and email addresses for owners you've already identified. Rather than forcing you to prospect cold or buy pre-built lists, you control the criteria—property condition, ownership tenure, tax status—and the platform delivers verified contact information so you can reach out directly. This shifts the workflow from guessing to data-driven targeting.

The platform includes batch list-building from public records, skip-tracing to uncover phone and email contact details, bulk export capabilities for CRM integration, and filters for property type, ownership structure, and tax assessment data. Users can also append contact information to existing lists and integrate results directly into their prospecting workflow, reducing manual research time.

BatchLeads starts at $119/mo, positioning it as a mid-range option for teams running consistent prospecting campaigns. The pricing reflects access to the full skip-tracing and list-building toolkit, making it suitable for investors who want to move beyond free or trial-based lead sources and establish a repeatable acquisition channel.

Frequently Asked Questions

How do you identify motivated sellers before they list on the market?

Motivated sellers often signal their intent through life events and financial stress. Look for homeowners facing divorce filings, probate, property tax delinquencies, or foreclosure notices—these are early indicators someone may be ready to sell below market value. By monitoring these signals, you can reach out before properties hit the MLS, giving you a competitive advantage and more negotiating power.

Can AI really handle follow-up and prospecting without losing the personal touch?

Modern AI assistants can manage inbound calls, outbound follow-ups, texts, emails, and appointment scheduling automatically while maintaining consistent communication. This automation frees your time to focus on relationship-building and closing, rather than chasing leads. The key is pairing AI-driven outreach with your own expertise—the system handles volume and consistency, you handle strategy and negotiation.

What's the difference between buying lists and using AI-powered prospecting tools?

Static lists show you who owned property at a snapshot in time; AI-powered prospecting refreshes signals as sources update, and refresh timing varies by source and market. A list becomes outdated within weeks, while signal-based prospecting adapts as circumstances change. This means fewer wasted outreach attempts on sellers who are no longer motivated, and more conversations with homeowners actively considering a sale.[1]

Where can investors get motivated seller data with owner contact info?

Goliath Data surfaces signals—pre-foreclosure, tax delinquency, probate, divorce filing, expired listing, absentee owner—to find homeowners most likely to sell before they hit the market. Its AI assistant David handles seller calls and asks qualification questions, so agents never miss a motivated seller. The platform also includes a full CRM and pipeline management to keep deals organized as you scale.
