Is PropStream Worth It in 2026? An Honest Review

Real estate agents and investors spend thousands annually on lead-generation software, yet many still struggle to identify motivated sellers before their competitors do. PropStream has been a fixture in the market for years, promising to surface off-market deals and automate prospecting workflows. But as the landscape shifts in 2026, the question isn't whether PropStream exists, it's whether it delivers the results your business actually needs.

The cost of lead generation software compounds quickly, and switching platforms mid-year disrupts your pipeline. Real estate professionals need honest clarity on whether a tool justifies its price tag and integrates seamlessly into their existing systems. Choosing the wrong platform means wasted months and capital that could have gone toward closing more deals.[3]

This review cuts through the marketing claims with a direct assessment of PropStream's strengths and limitations, then compares it against three competing platforms to help you make an informed decision. You'll see how each tool ranks on data quality, ease of use, prospecting automation, and customer support, so you can pick the one that actually fits your workflow and budget. Most real estate agents chase leads that have already decided to sell, losing months of runway to agents who found them first, Goliath Data monitors real-time life-event signals like foreclosures and job changes to surface motivated sellers before they list, so your pipeline fills with ready-to-move homeowners instead of cold prospects.

TL;DR

• PropStream is a lead-generation platform designed to help real estate agents and investors find motivated sellers and automate prospecting workflows.
• It works best for users who need fast access to property data and skip-tracing, but has limitations in conversion support and deal-closing automation compared to top alternatives.
• The biggest trap: choosing based on data volume alone, the right tool depends on your follow-up process, team size, and whether you need integrated CRM and closing tools.[1][2]

1. Goliath Data: AI-Powered Seller Data & Automated Outreach for Real Estate Agents and Investors

Visit goliathdata.com

Goliath Data is a seller-intelligence and outreach platform built for real estate agents and investors who need to find motivated sellers faster without scaling their marketing spend. The platform combines verified property records, owner contact details, and MLS filters with built-in calling, texting, and email, all designed to compress the time between lead discovery and qualified appointment.

Here's the gap most tools miss: they give you data, but leave you to figure out who to contact and when. Goliath Data embeds AI agents (called David) that automatically find, contact, qualify, and book walkthroughs based on your buy box and market criteria. You set the rules once; the system runs the outbound engine continuously, eliminating the manual prospecting grind that kills deal velocity.

The platform delivers DNC-checked skip-traces, access to distress lists (pre-foreclosures, tax delinquencies, probates), advanced workflow automation, and integrations with Google, Facebook, CallTools, and ReadyMode. Built-in task management, real-time activity metrics, and a research agent tuned to your specific markets and buy box ensure you're always working warm leads, not cold lists.

Goliath Data's Ramp tier includes core seller data, 2,500 DNC-checked skip-traces per month, and basic workflows for up to 3 seats. The Growth plan adds niche distress lists, 10,000 skip-traces monthly, AI agents, and integrations for 5 seats, the tier most agents and small teams choose to automate prospecting and follow-up at scale.

2. PropStream

PropStream is a property data and lead-generation platform built for real estate agents and investors who need fast access to motivated-seller opportunities across the U.S. The platform aggregates data from over 160 million properties, combining MLS records and nationwide listings into a single searchable database. It's designed for professionals who want to identify off-market deals, build targeted prospect lists, and automate the early stages of deal sourcing without relying solely on traditional marketing channels.

Here's the gap most tools miss: PropStream combines deep property data with lead-list automation, but many agents and investors still struggle to convert raw lists into closed deals because the platform lacks the sophisticated CRM and follow-up automation that serious wholesalers and teams need. You get the data and filtering power, but you may need to layer in additional tools to manage pipeline workflows, automate nurture sequences, and track deal status across your entire operation.[2]

The platform offers 165+ filters and 20 pre-made lead lists, letting you narrow prospects by property condition, ownership type, equity position, and dozens of other criteria. You can run skip-tracing to uncover contact information, access comparable sales and ROI calculators to validate deal economics, and use the mobile app for driving-for-dollars prospecting. PropStream Intelligence adds AI-powered insights to help prioritize the highest-probability opportunities.

PropStream starts at $99/mo for its base tier. The platform introduced new pricing tiers in mid-2025, so your actual cost depends on which plan tier and add-ons you choose. For agents and investors evaluating whether the subscription fits their prospecting budget, factor in whether the time saved on list-building and skip-tracing justifies the monthly commitment relative to your deal flow and average deal size.

3. REDX

REDX is a power dialer and CRM platform built for real estate agents and wholesalers who need to contact high-intent sellers at scale. It combines automated calling, lead management, and compliance tools into a single workflow, targeting agents who prospect for expired listings, for-sale-by-owners (FSBOs), and other motivated-seller segments. The platform is designed for teams that want to move faster than manual dialing allows.

Here's the gap most tools miss: REDX's power dialer lets agents conduct multiple conversations per hour without the fatigue of manual dialing. The platform handles Do Not Call Registry scrubbing, call logging, and lead disposition automatically, so agents spend time talking to sellers, not managing data entry. This automation is the core differentiator, it removes friction from high-volume prospecting workflows.

The platform includes access to a database of over half a billion landlines and 200 million mobile numbers, pre-built lead lists for expired listings and FSBOs, and a CRM (Vortex) for tracking conversations and follow-ups. Call recording, call scripts, and compliance tracking are built in. Agents can filter leads by geography, property type, and seller motivation to narrow their outreach.

REDX's entry-level tier starts at $60/mo, making it accessible for solo agents testing the platform. Higher tiers unlock additional lead categories, team features, and advanced dialer controls. The pricing structure rewards agents who commit to higher volume, teams closing multiple deals per month typically see the tool as a core operating cost.

4. BatchLeads

BatchLeads is a lead-generation and prospecting platform designed for real estate agents and investors who need to identify and contact motivated sellers at scale. The platform aggregates property data, ownership records, and market signals to surface off-market opportunities and distressed properties without relying on traditional MLS listings.[1]

Here's the gap most tools miss: BatchLeads combines data aggregation with built-in contact automation, so you're not just finding leads, you're immediately queuing follow-up sequences. Rather than exporting lists and manually importing them into a separate CRM, the platform lets you filter, segment, and launch outreach campaigns from a single interface, cutting the friction between discovery and engagement.

The platform delivers batch lead export, customizable property filters (price range, equity, condition, ownership type), automated phone and email campaigns, and integration with major CRMs. You can build targeted lists based on criteria like absentee owners, recent acquisitions, or properties with code violations, then trigger multi-touch sequences without manual intervention.

BatchLeads starts at $119/mo for the core plan, making it accessible for solo agents and small teams ramping up prospecting volume. The pricing is straightforward monthly billing with no long-term lock-in, so you can scale or adjust your subscription as deal flow changes.

PropStream: pros and cons

Pros

• Access to over 160 million properties with multi-sourced data from MLS records and nationwide listings enables comprehensive market research and deal sourcing across diverse geographies.
• 165+ filters and 20 pre-made Lead Lists allow rapid segmentation of prospects by property condition, ownership, equity, and other investment criteria without building lists from scratch.
• Skip tracing and direct mail marketing tools are built into the platform, reducing the need to purchase these services separately and streamlining outreach to off-market sellers.
• Mobile app functionality supports 'driving for dollars' workflows, enabling investors to identify and capture property data while in the field without desktop software.
• Comparable sales analysis and ROI calculators provide deal evaluation metrics within the same platform, reducing context switching between tools.
• New tiered pricing structure (Essentials, Pro, Elite) launched in mid-2025 offers flexibility to scale features and cost as your business grows.

Cons

• Basic marketing and lead management tools lack the automation depth and CRM sophistication needed to efficiently convert opportunities into closed deals at scale.
• Base pricing starts at $99/month with costs increasing through add-on usage, making total monthly expense unpredictable without careful budget tracking.
• PropStream is primarily a data and list-building platform; investors requiring advanced deal pipeline management, task automation, or detailed follow-up workflows will need a separate CRM.
• While skip tracing is included, the platform does not replace specialized direct mail or SMS marketing platforms for campaigns requiring high-volume outreach or advanced segmentation.

PropStream is best suited for real estate investors and wholesalers who need rapid access to large property datasets, want to build targeted seller lists, and are comfortable managing lead follow-up through external CRM or email tools. It excels as a sourcing and analysis engine but falls short for teams that require integrated deal management, automated nurture sequences, or sophisticated sales pipeline tracking within a single platform. Investors prioritizing all-in-one automation and CRM depth over raw data access should evaluate their workflow needs before committing.

Frequently Asked Questions

What makes a real estate prospecting tool worth the investment?

A prospecting tool justifies its cost when it surfaces motivated sellers faster than manual outreach, automates repetitive follow-up tasks, and helps you close deals without scaling your marketing budget. The best tools combine accurate property data with contact information, lead scoring to prioritize high-probability prospects, and built-in automation for calls, texts, and emails. This reduces the time between lead discovery and conversion, letting you focus on negotiation and closing rather than administrative work.[1]

How do you compare prospecting platforms if they all claim to find motivated sellers?

Look beyond marketing claims by testing each platform's data accuracy, ease of list building, and automation depth. Key evaluation points: Does it surface leads in your target markets? Can you filter by property condition, owner equity, or life events? Does the automation integrate with your CRM, or does it require manual data entry? How responsive is customer support when you hit a snag? Request a trial or demo before committing, and ask current users about their actual deal flow and ROI within the first few months.[3]

Can a prospecting tool really reduce your marketing spend while closing more deals?

Yes, if the tool helps you identify and prioritize the most likely sellers before you invest in marketing outreach. By automating follow-up and lead nurturing, you spend less on broad campaigns and more on high-intent prospects. The real savings come from efficiency, fewer wasted calls, faster response times, and better conversion rates on the leads you do pursue. However, the tool itself is only as effective as your ability to execute the follow-up; automation handles the volume, but your negotiation skills close the deal.[4]

Where can investors get real-time seller signals and automated follow-up in one platform?

Goliath Data monitors real-time life-event signals, foreclosure notices, tax delinquencies, job changes, family changes, to surface homeowners most likely to sell before they hit the market. Its AI assistant David handles inbound calls, outbound follow-ups, texts, emails, and appointment scheduling automatically, so you never miss a lead. The platform also includes a full CRM and pipeline management, letting you track every prospect from discovery through closing without switching between tools.
