Free Skip Tracing App Options: What Your Phone Can Do for $0
The download is usually free. The trace usually is not. Here is what each app charges once it is on your phone.

Key Takeaways
- No free skip tracing app that traces property owners without a paid plan, trial or paid lookup was found: the apps are free to install, but tracing runs on a subscription, a trial or a paid lookup.
- Goliath Data is not free and has no trial: plans start at $1,499/mo (Ramp) with 5,000 skip traces a month, and the Goliath iPhone app shows the owner, ownership length and estimated equity from a camera lookup (iOS 26).
- PropStream Mobile and BatchLeads are free to download but need a subscription (from $99/mo and $119/mo), each with a 7-day trial; DealMachine plans start at $99/mo on data credits.
- Whitepages and Truecaller are general phone apps, not investor tools: Truecaller goes from number to name, while skip tracing usually needs name to number.
- The only truly free route is a people-search website in a phone browser, such as FastPeopleSearch or PeopleSearchNow, which works one owner at a time and may carry non-commercial terms.
Goliath Data publishes this guide and is one of the apps compared. We read prices and features on each company's own site or App Store listing on November 5, 2026, and they can change.
Short answer: Goliath Data did not find a free skip tracing app that traces property owners with no paid plan or trial behind it. The apps below are free to install. Tracing then runs on a subscription, a trial or a paid lookup.
The closest thing to a truly free skip tracing tool on a phone is not an app at all. It is a free people-search website in your mobile browser.
Which free skip tracing apps are there, and what do they really cost?
Goliath is listed first because its app works from the same record as the list, the trace and the outreach. It is not free, and it has no trial, so the second column is the one to read.
App | Cost to install | Cost to actually trace | Where it runs |
|---|---|---|---|
Goliath Data | Plan required to use it | Plans from $1,499/mo with 5,000 skip traces | iPhone |
PropStream Mobile | Free | Active subscription from $99/mo; 7-day trial with 50 free leads | iOS and Android |
BatchLeads | Free | Plans from $119/mo with leads auto-enriched; 7-day trial | iPhone and iPad listing |
DealMachine | Included with plans | Plans from $99/mo, on data credits | Mobile app |
Whitepages | Free | Full contact details need a subscription or one-time purchase | iPhone and iPad listing |
Truecaller | Free | Looks up numbers, not owners; Premium $9.99/mo or $74.99/yr adds unlimited lookups | iPhone listing |
Which skip tracing apps are built for real estate investors?
These are built around a property, not a person. That is the difference that matters in the field.
Goliath Data
Point your iPhone at a house and the Goliath app shows the owner, how long they have owned it and their estimated equity, then skip traces them on the spot. Camera lookup needs iOS 26. The result lands in the same CRM your team calls and texts from.
Published skip tracing figures are a 99% match rate and 85% accuracy, with no charge for misses. Plans are Ramp at $1,499/mo, Growth at $2,999/mo and Scale at $7,499/mo, with 5,000, 10,000 and 25,000 skip traces a month. That is a premium price for a team's data and tools, not a hobby purchase.
PropStream Mobile
PropStream's own FAQ puts it clearly: the app is free to download, and you need an active subscription for property data, skip tracing and marketing tools. Its "free skip tracing" lives inside PropStream Connect, which is included on Pro ($199/mo) and Elite ($699/mo) and costs $30/mo on Essentials ($99/mo). Without Connect, Essentials pays 12 cents per contact.
It deserves credit for field work. You can save a house, trace it and call it from the same screen, and it runs on both iOS and Android.
BatchLeads
The App Store listing is free and shows 4.7 stars from 723 ratings. Plans start at $119/mo on monthly billing, and the pricing page says all saved leads are automatically enriched with available contact information. There is a 7-day trial on individual plans, and BatchLeads says you are billed automatically once it ends. Mark your calendar.
DealMachine
DealMachine is the driving-for-dollars veteran. In its mobile app you snap a photo, confirm the address, tag the condition and save the owner details. Plans start at $99/mo and run on data credits. Its own page is candid that a match does not mean a number is current or reachable, a sentence more tools should print.
Can general phone apps like Whitepages and Truecaller skip trace owners?
These are built around a person or a phone number. They were not designed for investors, and it shows.
Whitepages searches by name, phone, address or email and lists property records among its features. Its App Store description says full contact details need a subscription or one-time purchase. In-app purchases listed include a $1.99 premium lookup, $4.99 for Whitepages Premium and $29.99 for an annual plan.
Truecaller is a caller ID and spam tool. Its listing says you can search any number to find the name. That is handy for checking who a number belongs to. Its listing describes going from number to name, though, not from an owner's name to a number, which is the direction skip tracing usually needs. Unlimited lookups are listed as a Premium feature.
Is there a truly free way to skip trace from a phone?
If $0 is the actual budget, skip the app store. FastPeopleSearch and PeopleSearchNow both search by name, phone or address in a mobile browser, and USPhoneBook runs a reverse lookup with no signup.
The catch comes in three parts:
- One at a time. Standing in front of one vacant house, that is fine. For 300 absentee owners, it is your whole weekend.
- Limited to what the site shows. The result sits in your browser, not on a list you can scrub and work.
- Terms. USPhoneBook says it is for "personal, non-commercial use only." Read the terms before you use any free site for investing, and ask your lawyer if you are unsure.
We compare those websites in more depth in the free skip tracing sites guide.
How to use a free skip tracing app trial in the field
A trial on a phone only pays off if you plan the week around it. A sensible plan for a 7-day window:
- Day 1. Pick one zip code in your buy box. Write down what you want to learn, such as how many owners you reach.
- Days 2 to 4. Drive it. Save every vacant or tired house, and trace the owners from the app.
- Day 5. Contact the owners through your compliance process and log who answered, and whether they were the owner.
- Day 6. Compare results, and check what the next month would really cost, including add-ons and extra users.
- Day 7. Decide, or cancel before the billing date.
One tip for the truck: trace close to when you will reach out. The Census Bureau reports that 11.6% of people moved to a different residence in 2025, so numbers saved for later can age badly.
What should you check before calling owners from a skip tracing app?
An app makes dialing easy, which is exactly why you should slow down for this part. None of this is legal advice; it is general information.
- Assume the rules apply. Whether an offer to buy a house counts as telemarketing is a question for your lawyer. Treat your calls and texts as covered until you have an answer.
- Check the registry. The FTC's telemarketing guide requires syncing your list with the National Do Not Call Registry every 31 days. The FTC's Fiscal Year 2025 Data Book reports that the Registry included over 258 million active registrations that year.
- Honor opt-outs. An FCC rule published October 26, 2026 and effective November 25, 2026 says requests to revoke consent must be honored within a reasonable time, not to exceed ten business days.
Tap-to-call does not change any of that. It only shortens the distance between finding a number and using it.
Which skip tracing app should you install?
Match it to how you work:
- You want a whole team's list, trace and follow-up in one system, on iPhone: Goliath Data.
- You want list building and tracing on Android or iPhone at a lower monthly price: PropStream or BatchLeads.
- You drive for dollars above all else: DealMachine.
- You only need to check who a number belongs to: Truecaller, or USPhoneBook in the browser for personal use.
- You need one owner today and have no budget: a free site in your browser.
Before you pay anyone, it helps to know what skip tracing is and how the per-record prices add up.
