BatchLeads vs. PropStream vs. Goliath Data: Which Lead Generation Platform Finds Motivated Sellers Fastest in 2026

Expired listings close at 44% list rate in roughly 30 days. That single number reshapes how you should think about lead platform selection in 2026. Most comparisons get stuck on list size and filter options. The real question is which platform gets you to a motivated seller first, scores their urgency accurately, and keeps the deal moving without manual hand-offs slowing everything down.

Leads contacted within 5 minutes are more likely to convert than those reached after 30 minutes (REDX, 2026). That gap compounds across hundreds of prospects every month. PropStream's July 2025 acquisition of BatchLeads and BatchDialer reshuffled the competitive landscape, and teams now need clear answers on what changed and what it means for deal velocity.

The short answer: PropStream delivers broad data access. BatchLeads adds communication tools. Goliath Data combines motivation scoring, contact speed, and deal tracking in one system. Your best choice depends on whether you're optimizing for data breadth, outreach volume, or deals closed per dollar spent.

TL;DR

• Expired listings close in 30 days at a 44% list rate; FSBOs hit 27.8% list rate (REDX, 2026)
• Goliath Data users close 1 deal per 75–100 records; BatchLeads users close 1 per 250–300; PropStream users close 1 per 400–500

The Numbers That Actually Drive Platform Selection

Lead math in real estate breaks down fast. Dividing total leads by closed deals works fine for e-commerce. It fails here because platform architecture determines which leads you reach first, and first contact is where deals are won or lost.

Key Statistics

• Average real estate lead generation costs range from $5 to $350+ depending on platform, market, and intent level (Goliath Data 2025)
• PropStream provides access to over 160 million properties nationwide with 165+ filters and 20 pre-built lead lists (PropStream 2025)
• Total real estate commission stands at 5.70% in 2026, up 3.64% from 5.50% in 2021 (Clever Real Estate 2026)

Here's the thing: seller motivation matters more than list size. Expired listings convert at 44% list rate with a 30-day cycle from lead to listing agreement, while FSBO contacts hit 27.8% list rate (REDX, 2026).[1] That gap isn't luck. It's the difference between contacting a seller who's already committed to moving and one who's still deciding.

Quick math: If PropStream users close 1 deal per 450 records (midpoint) and Goliath Data users close 1 per 87 records (midpoint), a team working 900 records closes roughly 2 deals on PropStream versus 10 deals on Goliath Data. Same data volume. Very different outcomes.

What High-Performing Agents Do Differently

Top performers aren't using better data. They're using it faster and scoring it smarter.

The 9x contact-speed advantage (REDX, 2026) is real, but most platforms force a three-step delay: export list, verify contacts, then dial.[1] PropStream users still manually filter lists. BatchLeads adds SMS and calling, but you're paying per message. Goliath Data surfaces leads and connects you within the same workflow, no export required.

The counterintuitive move: stop optimizing for list size. Optimize for lead scoring accuracy instead.

Not all expired listings are equal. One property sat vacant for 180 days. Another expired last week and the owner's credit just hit a snag. High performers don't contact all expireds. They contact the motivated ones first, within minutes of identification.

Seller leads (expired listings and pre-foreclosures) convert at 10–15%, compared to 3–5% for buyer leads (SMART ERP Suite, 2026).[5] That 3x difference in conversion probability is why platform selection should start with which segment the platform surfaces best, not which one has the most filters.

Worth noting: The seller vs. buyer conversion gap (10–15% versus 3–5%) comes from a single industry report. Your results will vary by market, price point, and how quickly you follow up. Use these as directional benchmarks, not guarantees.

Frequently Asked Questions

Why do expired listings convert at 44% list rate when the national average is only 0.4%–1.2%?

Expired listings represent sellers who've already committed to selling and failed once. They're pre-qualified by motivation. The 44% list rate from REDX reflects genuine urgency: equity at stake, a timeline that already slipped, and proof they want to move (REDX, 2026).[1] Most online leads at 0.4–1.2% are exploratory browsers with no firm timeline (NAR, 2026).[2] The motivation gap explains the entire conversion gap.

Should I worry about BatchLeads disappearing after the PropStream acquisition?

Both platforms remain operationally separate as of early 2026, but the consolidation creates two risks worth watching: whether BatchLeads retains its integrated dialer and SMS tools or gets pushed to paid add-ons, and whether subscription pricing changes post-acquisition (REsimpli, 2026).[3] Teams that need long-term stability without acquisition-dependent roadmaps often choose platforms that bundle dialer, CRM, and lead nurturing natively.

Why does Goliath Data report 1 deal per 75–100 records versus BatchLeads' 1 per 250–300?

The difference comes from motivation scoring depth. BatchLeads uses static filters like absentee owner status, vacancy flags, and code violations. Goliath Data's AI scoring weighs ownership tenure, local market appreciation, payment delays, and online activity to surface the top 5–10% most likely to sell (Goliath Data, 2025).[4] Contacting 87 genuinely motivated prospects beats cold-calling 275 lukewarm ones, and cost-per-deal drops accordingly.

Should I skip trace every lead, or filter before tracing?

Filter first. Skip trace costs compound fast at scale. PropStream charges $0.12 per trace; tracing 5,000 records costs $600 for roughly 3,200 usable contacts (REsimpli, 2026).[3] Filtering to 500 high-motivation prospects first, then tracing those 500, costs $60 and produces better answer rates. The exception: if your market is thin and you genuinely need volume, BatchLeads' bundled tracing within subscription pricing can beat per-trace economics at lower record counts.

Why does 5-minute contact speed matter more than list size?

A 200-record list contacted within 4 minutes outperforms a 2,000-record list contacted 2 hours later. The 9x conversion advantage for sub-5-minute contact is that dramatic (REDX, 2026).[1] Most teams batch their outreach daily or weekly, which turns warm leads cold before the first dial. Platforms that require export-then-dial workflows introduce structural delays that no amount of data volume overcomes.

Which platform scales best when I'm building a team?

PropStream is built around single-user access; scaling to five agents means five separate subscriptions plus manual list distribution. BatchLeads supports small team sharing but per-contact communication costs grow quickly past three or four active users (REsimpli, 2026).[3] Goliath Data is architected for teams with shared lead queues, role-based permissions, and flat team pricing that doesn't add per-agent communication fees. Single agents often prefer BatchLeads for its simplicity. Teams closing 20+ deals monthly consistently hit a cost ceiling there.
