What these numbers mean for buyers and investors

Lafayette County, Arkansas currently has 28 tax-delinquent properties as of late June 2026. That figure sits alongside six properties in Notice of Default status, one active foreclosure, one property in preprobate proceedings, and one in probate. Together, these 37 distressed assets signal a county market with moderate but real opportunity for investors and owner-occupants willing to navigate the acquisition process.

The 28 tax-delinquent count is the primary opportunity pool. These properties have entered the county's collection system because owners failed to pay property taxes. Unlike foreclosures driven by mortgage default, tax delinquencies often involve properties whose owners face financial strain, neglect, or are out-of-state absentees. The result is that tax-delinquent inventory frequently includes owner-occupant homes, rental units, and vacant land in various states of repair.

The presence of six Notices of Default suggests those properties are moving through the early warning phase before formal enforcement. One active foreclosure indicates at least one lender is actively pursuing a mortgage holder default, which is a separate but sometimes overlapping pathway. The preprobate and probate cases (one each) point to estate situations where title or ownership clarity may require resolution before sale, though these can sometimes be negotiated outside the formal tax sale mechanism.

For buyers, the mix tells a story: Lafayette County's delinquency volume is not so large as to suggest systemic distress, nor so small as to indicate slim pickings. Competition for individual properties will be moderate. The county is not flooded with speculators, which can mean less aggressive bidding but also less market transparency and fewer standardized processes at auction. Investors should expect to do more direct legwork to identify and evaluate specific parcels.

The presence of probate and preprobate cases also suggests that some sellers are motivated by estate settlement needs rather than pure financial desperation, which can sometimes yield negotiable terms or owner-financed side deals, though the tax sale process itself does not accommodate such arrangements.

How to get the official Lafayette County tax-delinquent list

The County Collector is the authoritative office responsible for tax-delinquent collections and the tax sale process in Lafayette County. This is your first and most reliable source for the official list.

To obtain the current Lafayette County tax-delinquent properties list, contact the County Collector directly. Request the tax delinquent roll or delinquent property list. Most county collectors publish this list online on the county's official website; check the assessor's office page or the county clerk's landing page for a link to the delinquent roll or recent tax sale notice. Alternatively, visit the County Collector's office in person or call to request the list by mail.

The list should include the property address, parcel number, owner name, and the amount of tax owed (including penalties and interest). The County Collector also publishes official notice of the tax sale, which specifies the sale date, time, location, and terms. In Arkansas, this notice must run in a local newspaper for a statutory period; the County Collector will advise you of the publication schedule and sale date once an auction is set.

Updates to the delinquent roll occur as properties are paid off, redeemed, or auctioned. The list provided here is current as of late June 2026, but delinquency status can change weekly. For the most up-to-date count and property details, confirm directly with the County Collector before committing time or money to due diligence on any specific parcel.

How Arkansas's tax sale and redemption process works

Arkansas law grants property owners a statutory right to cure tax delinquency by paying the back taxes, penalties, and interest before a tax sale occurs. The County Collector must provide written notice to the owner and any known lienholder. Once notice requirements are met, the County Collector schedules and advertises the tax sale.

The sale itself is typically a public auction held in the county courthouse or another public venue announced in the tax sale notice. Properties are usually offered for sale to the highest bidder. In Arkansas, the opening bid is typically the amount of unpaid taxes plus penalties, interest, and administrative costs, though the actual opening bid for a specific property must be confirmed with the County Collector.

A key feature of Arkansas tax sales is the redemption period. After a property is sold at tax sale, the original owner (or other parties with a legal interest) may redeem the property by paying the tax sale price plus accrued interest to the County Collector within a statutory redemption window. This period is set by state law, but the exact length for Lafayette County properties must be confirmed with the County Collector, as it may vary based on the type of property or circumstances of the sale.

During the redemption period, the tax sale purchaser typically does not receive a deed. Instead, the purchaser holds a tax certificate or receives notice of their successful bid, and holds the right to a deed only after the redemption period expires without the owner redeeming. If redemption occurs, the original owner retains title, and the tax sale purchaser receives their money back plus the redemption interest paid by the owner.

If the redemption period expires and the owner does not redeem, the County Collector issues a tax deed to the purchaser, transferring legal title. From that point forward, the new owner holds clear title subject only to liens that were not extinguished by the tax sale (such as federal tax liens or superior mortgage liens in some cases; consult Arkansas statute and an attorney for specifics).

The exact sequence of notice, sale advertising dates, sale date, and redemption length are determined by Arkansas law and Lafayette County's specific procedures. Confirm all timelines and procedural details with the County Collector before planning your bidding strategy or financing.

Due diligence and risks

A tax delinquent property is not automatically a bargain. Before bidding, verify several critical facts.

Title and liens: Pull the property deed, lien search, and title history from the Lafayette County Recorder or title search service. Confirm what liens exist (mortgage, judgment, tax, HOA, contractor, or federal liens). Some liens survive a tax sale; others are extinguished. An attorney or title company familiar with Arkansas law can clarify your exact position if you win the auction. Do not assume the tax sale wipes all debt.

Occupancy and condition: Drive by the property. Is it occupied? Is it boarded up, abandoned, or in visible disrepair? Occupied properties may carry tenant rights and eviction costs. Abandoned or heavily damaged properties may require substantial capital before generating income. Property condition also affects financing: many lenders will not finance a tax sale property sight unseen or in poor condition.

Utilities and access: Confirm that water, sewer, and electric service are available and functional. Check access roads and boundary lines. A rural or isolated property may have limited resale appeal or prohibitive utility costs.

Back taxes and costs: The opening bid at tax sale reflects unpaid taxes plus penalties and interest. Confirm the exact amount with the County Collector. Do not rely on the delinquent list alone; costs rise as the sale date approaches due to accruing interest and collection fees.

Redemption risk: Understand that if you bid and win, the owner may still redeem within the statutory redemption period, forcing you to wait for your deed and potentially losing your investment if the owner exercises this right. Budget for carrying costs (property tax, insurance, maintenance) during the redemption window and beyond.

Financing: Most tax sale properties require cash or specialized lending. Confirm that your lender will finance a tax sale property in Lafayette County before bidding. Some conventional lenders will not; FHA and VA loans typically require a seasoned title, which you will not have immediately after a tax sale.

Frequently Asked Questions

How do I get the current list of tax-delinquent properties in Lafayette County?

Contact the County Collector, the authoritative office for tax collections in Lafayette County. Request the tax delinquent roll by phone, email, or in person, or visit the county's official website to download the list online. The list should show the property address, parcel number, owner name, and amount owed. For the most current information, verify directly with the County Collector, as delinquency status changes frequently.

When is the next tax sale in Lafayette County?

The County Collector publishes the tax sale date in official notice and in a local newspaper. The date and time are specific to each auction cycle. Contact the County Collector to confirm the next scheduled sale date, or check the county website for posted notices. Sale dates are typically scheduled well in advance and are advertised at least 30 days before the auction.

How long is the redemption period after a tax sale in Arkansas?

Arkansas law provides a redemption period after a tax sale during which the original owner may reclaim the property by paying the sale price plus redemption interest. The exact length of the redemption period and the rate of redemption interest must be confirmed with the County Collector, as these details are set by state statute and may apply uniformly or vary by property type. Do not bid without knowing this timeline, as it affects your cash flow and risk.

Is buying a tax-delinquent property in Lafayette County worth it?

It depends on the specific property, its condition, current liens, redemption risk, and your financing and exit strategy. Tax sales can offer value, especially for cash buyers or investors with experience in distressed real estate. However, proceed only after thorough due diligence: verify title and liens, inspect the property, confirm utilities and access, understand the redemption period, and ensure you can carry the property if redemption occurs. Consult with a local real estate attorney and an accountant familiar with Arkansas tax sales before committing funds.
