Key Takeaways
- Ohio has no single statewide delinquent property database: each of Ohio's 88 counties manages and publishes its own list, usually on the county auditor's or treasurer's website; searching a county name plus "tax delinquent properties" or "delinquent tax list" finds it.
- Ohio Revised Code 5721.03 requires the county auditor to compile a delinquent tax list and publish it twice within sixty days after the delinquent land duplicate is delivered to the county treasurer, with the first publication in a newspaper of general circulation in the county.
- Ohio delinquent property lists typically include property address, owner name, parcel number, amount owed and years delinquent; update frequency is monthly, quarterly or annual depending on the county.
- Viewing most Ohio county delinquent lists online is free, because they are public records; some counties charge for certified copies.
- Appearing on a delinquent list does not mean a property will be sold or can be bought at a discount, and the owner may pay arrears before the tax sale date.
Tax delinquent properties in Ohio can be accessed through multiple official online channels, with the most direct route being your county's auditor website or the Ohio Department of Taxation. Each county maintains its own delinquent property list, typically updated monthly or quarterly, and most are searchable by address, parcel number, or owner name. As of 2026, Ohio does not maintain a single statewide database, so you will need to check your specific county's records directly.
What Are Ohio Tax Delinquent Properties?
A tax delinquent property in Ohio is real estate on which the owner has failed to pay property taxes for one or more years. In Ohio, counties begin the delinquent process when taxes remain unpaid past the due date, usually January 31st for summer taxes and July 31st for winter taxes. Properties become increasingly at risk of foreclosure and public sale as years of non-payment accumulate. These lists are public records, meaning any citizen can view them to identify investment opportunities, monitor their own property status, or conduct real estate research.
Tax delinquency in Ohio typically follows this timeline: if taxes are not paid by the due date, penalties and interest accrue immediately. After a set period of non-payment (usually 2-3 years, depending on county procedures), the county may initiate foreclosure or sale proceedings. Before that point, the property will appear on the county's delinquent tax list. This creates an opportunity window for investors to research, purchase liens or the property itself, or negotiate with the owner.
Where Can You Find Ohio Tax Delinquent Property Lists Online?
County Auditor Websites
The Ohio county auditor is the official custodian of property tax records in Ohio and, under Ohio Revised Code 5721.03, compiles each county's delinquent tax list and publishes it twice within sixty days after the delinquent land duplicate is delivered to the county treasurer, the first time in a newspaper of general circulation in the county. Most county auditors maintain searchable online databases of delinquent properties. Start by searching "[Your County Name] Auditor Ohio" or visiting the county's official website and looking for a link labeled "Property Search," "Delinquent Taxes," "Tax Maps," or "Auditor's Database." Some counties use their own custom search systems, while others may use third-party platforms like the Auditor's GIS (Geographic Information System) portal.
County Treasurer Websites
The county treasurer handles tax collection and may also publish delinquent property lists. If the auditor's site does not have what you need, check the treasurer's office page for "Tax Delinquent Properties," "Collections," or "Delinquent Tax Sale" information. The treasurer may publish printed lists or maintain an online database.
Ohio Department of Taxation
The Ohio Department of Taxation does not maintain a searchable statewide delinquent property database, but their website provides general guidance and may link to county resources. You can verify the contact information for your county auditor through the Department of Taxation's official directory if you have trouble locating the right office.
Third-Party Property Data Platforms
Some commercial real estate databases, tax lien research services, and property information aggregators compile Ohio delinquent property data. However, official county lists are always more current and authoritative. Use third-party platforms as supplementary research tools only, and verify any findings directly with the county auditor or treasurer.
How Do You Search Ohio County Delinquent Property Databases?
Once you've located your county's delinquent property list, most online systems allow you to search by one or more of the following criteria:
- Street address or property location
- Owner name (last name or full name)
- Parcel number or account number
- Tax year or years delinquent
- Amount of tax owed (sometimes within a range)
If your county's website does not offer an online search tool, you may need to request the list directly from the auditor or treasurer's office. Many counties will email or mail a delinquent property list upon request, and some still publish printed lists available for public inspection at the county courthouse or administrative office. Contact information is typically available on the county's main website under "Auditor" or "Treasurer."

If you plan to act on information from a delinquent property list, contact the county auditor or treasurer directly to confirm the list's currency and to verify the current tax status, penalties, and interest before making any investment decision. Tax amounts and delinquency status can change if the property owner makes a partial or full payment.
How Do Investors Use Ohio Delinquent Property Lists?
Investors and property researchers often use delinquent lists for several purposes. Some seek to purchase tax liens (liens on delinquent properties that carry interest), others aim to acquire properties at tax foreclosure sales, and some simply monitor properties to understand market dynamics or neighborhood decline. Before pursuing any transaction related to a delinquent property, conduct full due diligence: verify title status, check for other liens or encumbrances, inspect the property in person, and consult a real estate attorney familiar with Ohio law. Tax foreclosure and lien purchases are complex legal matters with tight deadlines and specific procedural requirements that vary by county.
What Challenges Come Up When Accessing Ohio Delinquent Property Data?
Not all Ohio counties have equally robust online search tools. Some auditor websites are outdated or difficult to navigate. Smaller rural counties may not offer online databases at all, requiring an in-person visit or phone request. If you cannot find a delinquent property list online, call the county auditor's office directly. Staff can often provide lists by mail or email, or direct you to the correct county office. State that you are looking for properties delinquent on real property taxes and specify the year(s) you are interested in.
Another challenge is inconsistent terminology. One county may call its resource a "Delinquent Tax List," another a "Real Property Tax Delinquent List," and another a "Tax Foreclosure List." Searching for "delinquent property," "tax delinquent," or "foreclosure" in your county auditor website's search function usually yields results, but you may need to explore multiple pages or contact the office for clarity.
Does Appearing on an Ohio Delinquent List Mean a Property Will Be Sold?
Appearing on a delinquent property list does not automatically mean a property will be sold or that you can simply purchase it at a discount. Ohio law governs how delinquent properties are handled, and the process typically involves opportunity periods for the owner to pay, redemption rights, and formal foreclosure proceedings. Some properties may be removed from delinquent lists if the owner pays arrears before the tax sale date. Verify the current status directly with the county before assuming a property remains delinquent or is available for purchase.
